An attractive, early Georgian country house in a magnificent setting overlooking the Kenmare Estuary off the southern tip of the beautiful "Ring of Kerry" - generally considered to be the most scenic drive in Ireland.

The house sleeps ten comfortably - two doubles, two twins, two adjoining single bedrooms and five bath/shower rooms. Accommodation for a further eleven is available in 'The Stables' or for a further 5 in 'Garden Cottage'.

The terrace to the front of the house is stone-clad and overlooks the harbour and Kenmare Estuary. It has a built-in barbecue and comfortable garden furniture. A rowing boat is available at tenant's own risk.

A Games Room and Studio, located in The Stables building but approachable from the outside, (and a Sauna area with excercise space, shower and loo to be completed by January 2010) - are facilities shared by all the properties

The huge Games Room is very well equipped with table tennis, table football, darts and other games. It also converts well into a small meeting/party room as it has 30 stacking chairs. Irish live music/dancing evenings can be arranged for special celebrations - very popular with all ages! Adjoining is a large, well lit, north facing studio with a small snooker/pool table which can be folded away when space is needed by art groups.

Daily cleaning, gas and electricity is included in the rental, but cooking, food shopping and extra housekeeping will be tailored to individual requirements. We will provide options on request and will be happy to discuss these with our guests. An estimate of likely costs will be given but a detailed invoice for catering etc will be payable on departure.

Ground Floor:

Sitting RoomAccessed via a large hall. Incorporates a sunken area around a stone fireplace, seating up to ten at ground level. Also, a sofa, three armchairs, T.V. and DVD. This room leads to...

The BarVery cosy, again with an open fire and music centre. A glass door opens onto the terrace and a quaint staircase leads up to a little gallery, well stocked with books and games, with a writing desk, card table and a keyboard if required for our musical visitors.

The Dining RoomA large sunny room with spectacular views over the estuary, to the mountains of West Cork beyond. The round table can seat up to 12 people with the extra leaf. Another table seats a further 6 in the bay window. A further six can be accommodated using 2 small tables in the window alcoves. The TV in this room has Satellite as well as Irish Channels.

The KitchenThis is spacious and fully equipped - large cooker with two electric ovens 5 gas hobs and grill; fridge-freezer, microwave and two dishwashers.

Bedroom 6Up three steps at the back of the house is a twin bedroom with ensuite shower, basin and loo.

First Floor:

Bedroom 1A large bedroom with a six foot Super King size bed. Big en-suite bathroom with bath, separate shower, bidet, loo & basin.

Bedroom 2This has a five foot double bed. En-suite loo, basin and separate shower.

Bedroom 3Twin beds (or 6ft double), vanity unit, adjoining shower room with loo & basin.

Bedroom 4Single bedroom with 3'9" antique Austrian four poster bed.

Bedroom 5Small single bedroom. (Bedrooms 4 and 5 are interconnecting if required)

BathroomAdjacent to bedrooms 4 & 5, with bath / shower, basin & loo.
